Pre-Settlement Checklist
Homebuyer/Borrower
1. Certified check
2. Copy of driver's license
3. Copy of homeowner's insurance policy
4. Bring original Termite Inspection Report to closing.
Realtors/Builders/Lenders Pre-settlement Checklist-
1. Fax or e-mail legible sales contract with addenda to Cross Country Settlements.
2. Advise Cross Country Settlements if seller(s) are out of the area and will require documents to be sent via overnight prior to closing.
3. If either buyer(s) or seller(s) will be using power of attorney, advise both Lender and Cross Country Settlements prior to closing.
4. If applicable, fax clear Termite Inspection Report with invoice to lender and Cross Country Settlements. Bring original to closing.
Remember: If the report reveals infestation, lender will require proof of satisfactory treatment. If the report reveals damage, lender will require repairs by a licensed contractor and letter from licensed contractor that necessary repairs have been made and the property is "structurally sound".
5. Advise Cross Country Settlements of the commission split and deposit and/or documentation/administrative fees to be collected.
6. Fax any unpaid invoices (e.g., plumbing repair, window repair, etc.) and payoff information to Cross Country Settlements for inclusion on HUD-I and subsequent remittance to contractors.
7. If applicable, provide Homeowner's Warranty application to Cross Country Settlements for inclusion on HUD-I.
8. Remind buyer(s) to bring certified/cashiers check, as well as homeowners insurance binder and paid receipt.
9. Notify Cross Country Settlements if the buyer(s) are 1st time homebuyer(s) in Maryland.
10. In the event your company is holding the buyer's earnest money deposit which exceeds the commission due, please bring the overage check to closing, payable to Cross Country Settlements
